The Role of the Planning Division
The Town of Truckee Planning Division is responsible for advance planning,
development review, public information, and development code compliance. The
activity is part of the Community Development Department and is managed by the Community
Development Director and Town Planner. It provides staff support to the Town Council
(elected representatives) and the Planning Commission (appointed citizen planners).
The Town Council provides overall policy direction, adopts ordinances and regulations and
acts as the hearing body for appeals of Planning Commission and Staff decisions. The
Planning Commission provides policy recommendations to the Town Council and functions as a
hearing body for larger projects within the Town.

Planning Commission
A citizens advisory commission that conducts public hearings and approve or denies
applications for development permits, planned developments, tentative maps, and use
permits, and advises and makes recommendations to the Town Council on development
agreements, Development Code and Zoning Map amendments, General Plan amendments, Specific
Plans, Master Plans, and other applicable policy or ordinance matters related to the
Town's planning process.

A town staff person who has the responsibility and authority to conduct public
hearings and approve or deny applications for certificates of compliance, minor use
permits, variances, and tentative maps for four or fewer parcels.
Historic
Preservation Advisory Commission
A citizens advisory commission that assists and advises the Council and Town staff
on historic preservation matters. The Commission also makes reviews and makes
recommendations on historic design review applications.
Affordable Housing Working Group
A citizens advisory committee established by the Council to assist the Council and
Town staff in implementing important housing programs identified in the Housing Element.
The Working Group is currently working on an employee housing ordinance, an
affordable housing in-lieu fee program, and an administrative guidelines and procedures
manual for the Town's affordable housing programs.
Green Building Committee
A citizens advisory committee established by the Town Council to assist the Council
and Town staff on educating the public on sustainable development and green
building.
